The Sitka offers affordable, well-maintained apartments in a vibrant, walkable neighborhood in Portland's Pearl District. The Sitka is located along two Portland Streetcar lines and adjacent to two city parks. Student Households : There are a few exceptions, but, in general, households composed entirely of full-time students are not eligible to live in the 203 income-restricted apartments at the Sitka.

The city of Portland has helped finance more than 1,000 apartments with income and rent restrictions in the Pearl to make sure that a wide range of Portlanders can afford to live here.
131 apartments are available only to households who earn no more than 60% of the median family income (MFI) for households of their size in the Portland metropolitan area.
72 are available only to households earning no more than 50% of MFI for households of their size in the Portland metropolitan area.
Rents are affordable at the Sitka thanks to city, state, and federal financing earmarked for this type of apartment building.
We agree to keep the rents affordable for a long time and we agree only to rent to those households for whom this housing is targeted.
Income levels are published once each year by the federal Department of Housing and Urban Development (HUD).
Unrestricted - 6 of the apartments have no restrictions on the income of the residents and the rents are set at market rates.

The Sitka was designed, engineered, and constructed with careful attention to its environmental impact.
In 2012, we made additional improvements in energy-efficiency and water-efficiency by adding higher performance lamps in apartment fixtures and more efficient showerheads in all bathrooms.
The major focus of the environmental design was to reduce the use of energy and natural resources in the ongoing operation of the building.
We started by engineering a very efficient building "envelope" (the walls, windows, and roof) to minimize the amount of heating needed.
